  • Footings at least 3 feet deep — below the frost line, so frost heave can't shift the structure season after season.
  • Snow-load rated hardware — rated joist hangers and connectors, because screws alone have near-zero shear strength.
  • Water kept out of the structure — flashing and joist protection tape where framing is exposed to weather.
  • Lumber chosen for this climate — not whatever soft pine is cheapest at the yard this week.

We've torn out plenty of frames that skipped these steps — the worst of them on our repair and rebuild jobs. The pattern never changes; only the invoice the homeowner already paid does.
